The following points regulate the process of reserving a room at each of our residences in Italy and define the terms for canceling a reservation. Please read carefully

1. Holding Deposit
When booking with beyoo you will be asked to pay a Holding Deposit. The Holding Deposit payment constitutes your acceptance that Holding Deposit is withheld to secure your room in accordance with these terms and conditions.

You agree that the deadline for concluding the Service Agreement/Rental Agreement/Accommodation Agreement, after receipt of the Holding Deposit will be 14 days, or any other period agreed by us (the “term”).

Entering Service Agreement/Tenancy Agreement , your Holding Deposit converts to your refundable Security Deposit. Unless otherwise stated on the website page, your security deposit will be refunded to you at the end of your lease if there are no outstanding arrears or damage to your room and/or common areas.

By paying your Holding Deposit, you give us explicit consent to use the details you provide to search against sanctions lists.

You have the right to ask us not to undertake such research, but by doing so we will not be able to advance your application.

beyoo will carry out the relevant checks to confirm your place at the university and then they will make you an Accommodation Offer where you will receive your service contract online via the Student Portal.

The Service Agreement/Rental/Rental Agreement establishes the complete terms and conditions under which you agree to stay a room with the owner, beyoo as agent/management company.

You will need to log into your account, check your details, read your service agreement and sign the agreement online before uploading the relevant identification documentation.

You will be asked to pay the entire period of stay in advance, or monthly according to the indications of the chosen structure.

The entire period of stay or the first month payment must be paid 15 days before the start of the contract. You will not be able to move into the property if it has not been paid for.
Following monthly payments must be made in advance, by the 20th day of the previous month.

If you choose the monthly payment, you must designate a Guarantor who must sign the contract as guarantor of payment.

If for any reason we are unable to make you an Accommodation Offer, we will contact you as soon as possible explaining the reasons or with an alternative solution. If we are unable to offer an alternative or the alternative is unsuitable, we will refund the full deposit via the original method in which the payment was made.

2. Cancellation by you – Cancellation within the cooling off period
If you choose to cancel your booking with beyoo, you have 14 calendar days after receiving the original accommodation offer to do so and get a full refund of the Deposit/Holding Deposit paid.

You can cancel your reservation only up to fourteen days before the check-in date and no less than one calendar month before the check-in date.

If you made your reservation less than 14 days before your scheduled check-in date, you can cancel your reservation up to (a) 14 days after receiving the accommodation offer email and (b) the date start of the lease on your lease Agreement.

You can cancel your booking by sending an e-mail to the e-mail address of the Accommodation Office in question indicated in the contact details of the individual sites on – beyoo will refund your deposit within 7 calendar days from cancellation. If you cancel your booking after the cooling off period has expired, your deposit will not be returned to you and you and your guarantor, if reasonable, will be required to comply with the obligations set out in the rental service agreement.

3. Period before you enter into your service agreement
The Landlord and beyoo reserve the right not to return the deposit and to cancel the reservation upon notice if:

3.1 we take all reasonable steps to enter into the Service Agreement / Rental Agreement before it expires and you fail to do so, for example, if you fail to complete your application or provide your guarantor details and supporting documentation in good time;

3.2 you provide us with relevant information that is false or misleading; and / or

3.3 we are prohibited from entering into the Service Agreement/Rental Agreement by the law.

4. Period from and including hen you have entered into the service agreement/tenancy agreement
If you have entered into the Service Agreement/Rental Agreement and cancel your booking after the cooling-off period has expired, we will release you from the agreement up to and including 31st July 2022, if you meet the following criteria and can provide sufficient evidence.

Non-admission to the chosen university
If you are the prospective first year undergraduate student and your offer of a place at your preferred university / higher education institution is withdrawn due to not achieving the required entry grades or if you passed the required entry grades and choose to go in a different university.

To meet the criteria, you will need:
• To provide a written rejection letter from the chosen university/higher education institution within 72 hours of posting the exam results
• To provide a copy of your new university’s acceptance letter.

Where proof is provided in accordance with these terms and conditions and to the reasonable satisfaction of us and the lessors, you will have the right to cancel the booking and will not be liable for contractual obligations set out in the lease as of the date of cancellation.

Failure to obtain a visa for Italy
If you are unable to obtain a visa for Italy before the start date of your lease, we will cancel your lease and refund any rental payments made, provided that you provide within 72 hours of receiving official confirmation:

• Support official evidence that your visa has been refused
• Written confirmation that you wish to cancel your booking

Cancellation for any other reason
If you have entered into the Service Agreement/Rental Agreement and wish to cancel your booking after the 14 day cooling off period expires and you do not meet our eligibility criteria above, your deposit will not be returned and you and your guarantor , you will be required to fulfill the obligations under the Service Agreement regardless of whether you have started the period of stay.

If you cancel your booking and are able to find a suitable replacement tenant, subject to our agreement, you will be released from contractual obligations as set out in the Service Agreement. Any overpaid rent will be refunded to you, less an amount equal to your deposit as a cancellation fee. The site team will confirm your official release date.

5. Cancellations after you have moved into accommodation
We hope you have a happy stay in your accommodation, but if for any reason you decide to leave during the contract period, the Owner/Tenant may agree to release you from the contract, provided that the following conditions are met:

1. You agree not to transfer or sublet the lease created by the Service Agreement to anyone else without obtaining our written consent.

2. Find a suitable replacement to get a new service contract for your room for the remainder of your contract.

3. Replacement tenants must be at least 18 years old and enrolled as full-time students at a university or college near the accommodation. Where the accommodation has agreements with pre-established universities, the replacement may be limited to that university – Please check with the Accommodation team.

4. The arriving guest must enter into a service contract with the name of the company or the Owner / Tenant and pay the sums due under this contract.

5. The incoming tenant, where reasonable, must provide a suitable Guarantor . The Guarantor must accept the Terms and Conditions of the Lease Agreement.

5.1.3. Refunds due will not be processed until the incoming replacement has signed the Service Agreement / Rental Agreement, paid for and moved into the accommodation.

6. If you find someone to take over your contract, you will have to pay an administration fee of € 100.

7. If you are unable to find someone to rent your location, you will be responsible for paying the full rent until the end of your contracted time at the accommodation.

6. Cancellations by beyoo and the owner
Our terms and conditions require you to sign the Service Agreement / Rental Agreement online within 10 calendar days of receiving your accommodation offer. If you do not sign your agreement within this time frame, we may cancel your booking by giving notice by email and you will lose any booking fees paid if it is outside the cooling-off period above.

If you do not check in on the accommodation start date and have not signed your agreement, we may cancel your reservation at any time by giving notice by email. If you are outside the cooling off period, your deposit will not be refunded.

Once the Service Agreement / Rental Agreement has been signed, it can only be terminated if we accept by mutual agreement or in the circumstances set out in point 3 above.

7. Room and period of stay and changes

If you wish to change the period of stay of the lease term, you will not be able to shorten the stay of the accommodation, but you can choose to extend it free of charge until the start date of the lease (subject to room availability).

Start date
If you want to change the rental start date, please contact the local team.

Exchange of rooms
If you wish to upgrade to another room type, you can do so for free until the Lease Start Date, subject to room availability.

Movements of rooms after the start date will be subject to an administrative charge of € 100 which will be due for the change in the Service Agreement/Rental Agreement.

Governing Law
These terms and conditions are regulated in accordance with Italian law.
